Loan-to-Value (LTV) – or loan-to-asset ratio – is one of the key indicators in any corporate financing operation. It expresses the proportion between the amount of credit granted and the value of the financed or pledged asset. This ratio directly determines the lender’s level of risk, and therefore the borrower’s ability to mobilize significant funds with minimal equity contribution.

At PrestaFlex, we view LTV not as a constraint but as a strategic lever. Depending on the type of asset, the project, and the overall financial structure, we analyze how to optimize the mobilizable value in order to maximize liquidity and investment capacity.

Variable LTVs depending on asset type

Standard ratios vary considerably depending on the nature of the transaction:

Variable LTVs depending on asset type

Standard ratios vary considerably depending on the nature of the transaction:

  • Residential or commercial real estate: 60–80%, depending on the property, location, and yield.
  • Luxury assets (yacht, jet, artwork, collection): generally 50–70%, given market liquidity and volatility.
  • Companies and shareholdings: LTV depending on cash flow, cross-collateral, and balance sheet quality.
  • Structured financing or Private Equity: hybrid structures can achieve ratios well above traditional banking standards.

How PrestaFlex goes beyond conventional limits

Our solutions are built on a multi-collateral and multi-instrument approach:

  • Combining several types of collateral: real estate, movable assets, securities portfolios, insurance contracts, or trade receivables.
  • Subordinated, mezzanine, or bridge loans to complement equity or temporarily increase borrowing capacity.
  • Leverage-based structures through corporate vehicles or Private Equity partners.

Thanks to this approach, PrestaFlex can, in some cases, exceed traditional LTV thresholds up to 100% or even 120%, when the deal structure and collateral allow it. This enables comprehensive financing solutions, even in complex contexts such as acquisitions, refinancing, expansion, or business succession.
